It’s been two years since we bought our first home, and to be honest we’ve already started planning for the future and for our next home purchase, which will be our “forever home”. We learned a lot through the purchase of our first home, and the process can definitely be complicated, so it is best to be prepared and know what to expect. Once you understand the process it is easier to have confidence in your decisions, and purchasing a home is a big decision.

I’ll never forget leaving the lawyer’s office with our new home keys and how exciting that was, mostly because I never dreamed we could be homeowners! However, it was possible for us, and you will never know what can happen unless you try! There were a few unexpected things for us when we started the process. To start, we had a wonderful realtor who worked with us even though we had not been pre-approved. However, it saves time to get pre-qualified, pre-approved, or both with a lender before shopping for a new home, and this way you know what you are working with.

My husband and I made a list of the things we really wanted out of a property- 3 bedrooms for our starter home, a more updated home, because we didn’t want to be doing too much upgrading to this property since it is not our forever home, a fence for the dogs, etc… Make a list of your “must haves” and include things about the neighborhood, as well. In hindsight, our neighborhood has a pool, which we have never used. We would have used a neighborhood playground significantly more! Also, think about Homeowners Associations and find out what their fees are once you find a property you are interested in. It also helps to ask the sellers for their average cost of electricity, water, and/or gas. These will all be things that affect your monthly budget.

Now, once you have a property you love, you’ll need an earnest money check, basically an amount that says you are interested and you are serious about purchasing your home. Also, you’ll want to hire your own inspector to perform an inspection on the home. You can ask your realtor for more information, or recommendations for an inspector. Once this is all done and you are under contract, the professionals take over, and while it can be a long wait, they’re busy getting everything together and getting you ready to close on your new home.
